The Plan
BRDC has sought and found a site large enough to make a significant contribution to the local housing stock that is affordable and available to the local workforce. After due diligence, BRDC purchased a 30-acre site on Butler Road in Boothbay in 2023.
By targeting a large parcel with the potential for a significant number of housing units and raising private funds to help finance the acquisition and extension of necessary utilities, the project will be able to leverage that investment to help finance the future phases with state and federal funding programs, supplemented by modest sales proceeds.
The concept plan for this site takes a phased approach to development of the parcel and was informed by a design development team selected by BRDC. The first phase included land acquisition and extension of water and sewer to the site. The second phase, in production now, is an affordable home ownership project targeted to our workforce. It will create 20 for-sale condominium townhomes with prices affordable to those making no more than 120% of Area Median Income.
Future phases could include apartments, single-family homes, and a additional townhouse condominiums. Below is an example of what full buildout might look like. The goal is to create a range of housing choice, both for-sale and for-rent, that is affordable to Boothbay’s workforce at a range of income levels.
